IPIL offer services under the following headings;
We assist clients in acquiring and managing property portfolios throughout the UK. Our assistance covers identification of properties for sale, identifying professionals such as surveyors, setting-up appropriate vehicles after due consultation with tax advisors (if required), acquiring properties on behalf of clients, negotiating with banks to arrange appropriate mortgages, manage the properties and help in their eventual liquidations. We also offer to co-invest in these deals, if possible.
Integrated Property Investments (T) Ltd (‘IPIT’), a sister company in Tanzania, offers the opportunity to participate in partial capital placement of its flagship Bahari Beach project - mixed-use resort at Bahari Beach area, Dar es Salaam, Tanzania. IPIT principals will remain significant investors after the placement. This opportunity is offered to a select group of private investors and institutional investors. The target group are identified for their ability to assess the investment opportunity with or without the help of outside advisors. IPIT is currently going through the process of listing its shares in the local and regional stock exchanges. The proceeds of the funds will be used to fund Bahari Beach resort consisting of more than 600 housing units, shopping mall, hotel, office park, clinic, school and other amenities. Any excess funds will be used to develop similar projects throughout the region.
IPIL is also currently developing a number of industrial manufacturing projects in Tanzania. It will offer shares in these schemes through private placements during the 12 months ending May 2009. IPIL principals will hold significant shareholdings in these projects after their placement. The projects under study a cement plant, Pharmaceutical plant, salt manufacturing plant and fruit juice making plant. All of them will be located in Tanzania and are at various stages of implementation.
IPIL is also developing Trade Pools allowing groups of investors to pool their funds and participate in commodity trading opportunities in East and Central Africa and wishes to invite private investors through specific placement offers. The principals of IPIL already invest in these pools and will keep significant shareholding after the placement. One such pool is being organized to import shipments of cement into Tanzania.
IPIL is also developing a number of trading pools dealing in commodities such cement, pharmaceuticals, food items, etc. These commodities will be available for sale to wholesalers in East and Central Africa.
